Service

Grind & seal industrial floors

A practical, economical industrial finish: grind the slab flat and clean, then seal it. Faster and lower cost than full polishing, with a big improvement over a bare worn slab.

When you need it

Signs this is your scope

  • Budget-conscious warehouse and back-of-house areas
  • Slabs too worn or soft for a full polish
  • Facilities that need a quick turnaround
  • Areas where appearance matters less than cleanability
  • Interim finish ahead of a future full restoration

What we actually do

Grind & Seal — execution

01

Flatten and clean

The slab is ground to remove damage, residue and surface irregularity.

02

Sealer selection by use

Sealer is chosen for the traffic, chemicals and cleaning routine of that specific area.

03

Faster return to service

Fewer steps than a full polish means shorter downtime per zone.

04

Upgrade path preserved

A grind & seal floor can be polished later without starting over.

Where it sits in the process

The full restoration sequence

Every JK project runs the same eight steps. This service is one part of it — and we will tell you which of the other steps your floor also needs.

STEP 01 / 08

Slab assessment and documentation

We walk the floor with the facility team, record slab condition, joint damage, coating type and moisture indicators, then map the area into workable zones.

  • Existing coating identification
  • Joint and crack mapping
  • Slab hardness and profile check
  • Zone and access plan

FAQ

Questions we get on this scope

How long does a grind & seal finish last?

It depends on traffic and cleaning discipline. The seal is a wear layer and is renewed on a schedule — that is the trade-off for the lower initial cost.

Can we upgrade to polished concrete later?

Yes. The grinding work already done is not wasted; the floor can be taken through the polishing steps when budget allows.

Which one should we pick?

If cleanability and cost matter most, grind & seal. If long-term maintenance cost and appearance matter most, polished concrete. The assessment gives you both scopes side by side.
